Home Inspection

Info for Buyers

When you are buying a new home, it is important to have a professional Inspector conduct a thorough inspection of the home.  This gives you a more detailed and un-biased picture of your potential home’s condition prior to purchase.  

Helpful Tips: 

Make a list of questions for the Inspector. Was there anything you noticed during showings that you are concerned about? Did the Seller note something in the disclosures you need more information or reassurance on? 

Attend the inspection. We advise our Buyers at the very least to meet the Inspector at the home during the last hour of the scheduled inspection time. The Inspector will provide a written report, but it is always a good idea to talk with the Inspector face-to-face and make sure all of your questions are answered. I will also be in attendance so we can talk about the inspection right after it happens. 

Read the report. The Inspector will send you a detailed report of the inspection.  Take the time to read it and make a plan of action. As your Agent, we will discuss which repairs, if any, you would like the Seller to make and if needed send a repairs addendum to the Seller.  As a new Buyer, you should also make a plan for what your home will need moving forward and make a financial plan for upcoming replacements/repairs. 

Info for Sellers

When a Buyer decides to have a home inspection completed, your Agent will call you to coordinate the inspection date and time.  Out of respect for the Buyer's, it is common for the Seller to not be home during the schedule time frame (usually a couple of hours). 

Helpful Tips:

Utilities. Make sure all of the utilities are connected – this is especially important if you are selling a home that you are no longer living in.

Light Bulbs & Filters. Make sure all the light bulbs are working and replace furnace filters. 

Provide Access. Make sure the Inspector can get to the electrical box, water heater, furnace, and attic. 

Pets. Make sure your pets are out of the way and won’t be bothersome to the Inspector.
