I'm Zoned for What?

In Utah, each parcel of land is assigned a land use designation or a zone. Simply put, zoning tells you what is OR isn't allowed on the property. If you are not sure what your property is zoned you can contact the City in which your property is located, and the Staff will be able to tell you what zone the property is in. From this information you can either look up the City's Code online OR you can simply ask the City for a copy of the information.  

Why is it important to know? Zoning can tell you everything from what type of business is allowed or not allowed to how many animals and what type you can have.  For example, if you are moving to a new home and want to be able to keep your horses, you should check the zoning of your potential new home to make sure your horses are allowed. Zoning also determines your lot size in a subdivision and setback requirements for your house - meaning when you move into a neighborhood the zoning determined how big your subdivision would be. 

Why do City's Use Zoning? City's use zoning as a way to facilitate growth and expansion, enhance the economic well being of the City and its residents, prevent overcrowding and undue concentration of population, facilitate adequate provisions for development (transportation, water, schools, etc), and encourage the development of an attractive and beautiful community.
